The client asked our office for architectural and urban study of a 2.2 hectare brownfield area, located in a strategic position on the edge of the city centre. It has good accessibility, and is connected to a green area on the river bank where sports facilities are under development, all of which makes this area prime for future revitalization and a return to multifunctional city space.

Surrounded by busy roads on both sides, the longitudinal shape of the plot led to the creation of a hidden area with an internal resting place with plenty of greenery and water features. The proposed ground floor level will be raised above the existing terrain to block out the noise from the surrounding roads and railway. There is enough space at the existing road level (future basement) for parking as well as for a retail zone. This solution also offers a separate pedestrian area as well as a wide space for landscaping.

The accentuated longitudinal axis passes through the whole area, connecting three specific architectural units, each separated by secondary transverse axes. Throughout the whole area a partly covered square emerges with lively parterre for trading, a hotel and office buildings. The main architectural emphasis is on the curved high-rise building in the front part of development. The mid part is conceived as exclusively residential, with an inner park zone is surrounded by the curved apartment blocks. The third part encloses the complex by multi-purpose buildings located around the central public space and central building.

The concept integrates the existing historical buildings to add to the atmosphere of complex.
